Rental Terms and Fees
We are so excited to welcome you home! To quickly secure a space, you can complete our online application process. Just go to our website and click " Apply Now " in the top right corner and follow the instructions. Make sure to have all the necessary documents: social security number and driver’s license number, and payment ready for the application fee and security deposit. If verification of income is needed, paystubs, tax returns, offer letters, or linking a bank account will suffice.
We accept lease terms between 7 and 15 months. After the contract ends, tenants can stay for an extra month and pay a month-to-month rate.
The rent includes Wifi, Trash Valet, and Pest Control as part of the convenience package. You will be responsible for paying for water (submetered for individual usage) and electricity (paid directly to Florida Power and Light).
Rent is due on the first of each month and can be paid using the online resident portal or through the Thompson Thrift resident mobile app. We accept credit and/or ACH payments. Please note that we do not accept checks or full lease payments up front. Late fees are charged on the 6th of the month at $50 and $5 for every late day after that.
A $300 security deposit is required (based on credit). Pending no damages and after final utilities have been deducted the remaining security deposit will be refunded.
Yes, there are a few additional mandatory fees: 1. Application Fee: $80 per person. 2. Administrative Fee: $250, only refundable if the application is not approved. 3. Convenience Package: $150 monthly, which includes Internet, SmartRent Keyless Entry, Valet Trash, Pest Control, and Amazon Hub Packaging.
Approximately three months before your lease expires, we will contact you with an invitation to renew your lease. The rental rate offered may vary from your current rate based on the apartment's fair market value at that time. We will also do our best to offer various lease term options; short-term fees may apply. We hope you will choose to renew your lease agreement for another term, which you can do electronically in the Thompson Thrift Resident Portal App. If your plans will be taking you away from our community, your lease agreement requires a written 60-day advance notice.
Policies and Rules
Yes, renters' insurance is recommended by the property. They suggest using ePremium Insurance for renters’ insurance.
Guests are welcome at any time. Any guest staying longer than 7 days is considered an occupant and would need to complete the application to be added to the lease.
Yes, pets are allowed! We welcome both dogs and cats with a limit of 2 pets per household. There is a $300 pet fee for one pet or $500 for two pets, and a monthly pet rent of $25 per pet. For specific breed or size restrictions, please inquire further.
Your lease agreement requires a written 60-day advance notice.
Your lease offers 2 early termination options; #1-The sum of 2 months’ rent due prior to move out. #2- Pay until relet.
Amenities and Services
Our community offers a variety of amenities, including poolside grills, outdoor fireplace, clubhouse TV lounge, clubhouse coffee bar, dog park and pet spa, focus rooms, luxurious pool pavilion, beverage center, pickleball court, controlled access/gated, recreation room, BBQ/picnic area, off-street parking, live-in super, lounge. Our only additional cost is our required convenience package $150 monthly including Internet, SmartRent Keyless Entry, Valet Trash, Pest Control, and Amazon Hub Packaging.
Our community offers open, unassigned parking, which can be used by both residents and guests. There is no extra cost for guest parking.
Yes, we have onsite maintenance staff available for repairs. For emergency repairs after hours, you can contact our on-site maintenance team through the emergency maintenance option when calling the main office.
Yes, we offer an EV charging station (free) as well as EV detached garages ($225 monthly).
Property Details
While we do not offer any pre-furnished floorplan options, we encourage you to make your luxurious blank canvas your own. This allows you full control to release creativity and make your new home truly yours! If you need furnished options, please ask a leasing team member. We do have relationships with reliable partners that we can refer.

Residents may submit a maintenance request through our online resident portal or by contacting the office during regular business hours.
All alterations must be returned to the original condition upon move-out to avoid charges. All reasonable modifications must be submitted to management in writing for approval.
